Sign-up credits (one per landlord): the £400 upgrade credit, the £49 Renters' Rights credit and the £99 Database ready credit do not stack. Each landlord gets one sign-up credit, and the largest one that applies is used. A credit never takes a month's fee below £0 and is never paid as cash.

The Renters' Rights Act
Since 1 May 2026, every tenancy in England works differently.
Fixed terms and section 21 have gone, rent rises follow a new process, and landlords who missed the Information Sheet deadline face fines of up to £7,000.

What does 12% include?
Everything a let needs: finding and referencing a tenant, the tenancy agreement, deposit protection, checking your rent arrives and chasing it if it is late, arranging repairs, safety certificate reminders, two inspections a year and the paperwork the Renters' Rights Act now requires.
Is there VAT on top?
No VAT is charged because SYND LTD is not VAT registered. 12% is the whole fee. Many agents quote a percentage and add 20% VAT.
Is there a minimum contract?
No. Either side can end management with two months' notice.
I already have a tenant. Can you take over?
Yes. We check the existing paperwork, register anything missing, introduce ourselves to your tenant and start checking that rent arrives from the next payment date.
Do tenants pay you anything?
No. Tenant fees are banned in England. A tenant can only be asked for the payments the law allows, such as rent and a capped deposit, and they are paid to the landlord, never to SYND.
